@Home with Kevin With the inventory of East York homes in short supply you may be wondering just why you need the services of a real estate agent.  Sure, it is theoretically possible to handle the entire process yourself and be successful.  However, you may end up stumbling, inconvenienced, frustrated, unsold, disappointed with price or some combo thereof.  While having an agent will cost you either a flat fee or a negotiable percentage of your homes final sale price, working with the right professional can help to ensure you get top dollar with a lot less headache.

Choosing the right agent

In full disclosure, as a broker, I am biased on all points; but you really owe it to yourself to meet at least three of East York’s many great real estate professionals.  Find the right agent for you.  After all, it is your choice to make and it may be the most important one of them all.  How the dominoes fall going forward starts here.

Experience, marketing skills and neighbourhood knowledge matter but so do likeability, trust and integrity.  What about communication skills?  Do you prefer a phone call to a detailed email?  Are forms and clauses explained, or are they only explained upon inquiry?  Do they make sense when they are explained or are you left with questions and uncertainties?

Better to get a sense of all of these things before you’re under contract, in the midst of your sale and in the awkward position of wishing you had made a different decision.

Do You Know How To Price Your Home?

Recommending the right listing price is a process that requires a day-to-day understanding of how the local market is moving, research and frankly a stealer intuition.  I know some pretty solid armchair realtors, but unless you work in real estate, you may miss some critical trends or data and the value of this shouldn’t be overlooked.

Sure, it’s easy enough to look through the online listings to get sense of what a home in your neighbourhood is worth, but a good real estate agent will already know.  Without a real estate agent’s help you might end up pricing too high, which means that your sale takes much longer, or too low, which means you leave money on the table.
