5 Guiding Tips to Consider When Looking to Buy Your Next Home

Whether you're a first-time home buyer or a seasoned veteran in our competitive East York / Toronto real estate and Toronto Condo market, I've got some some tips that will ease the burden of your home-buying experience.

  1.  Assistance:   If you go it alone, sifting through everything available for sale online can make you feel a little crazy. Instead, you should look for a professional real estate agent to help you find a home that meets all of your needs. 

  1. Don't Wait:   Locating the perfect house is no quick task, so it is better to start now, especially if the market is competitive. If you are hoping to score a good deal on a short sale or foreclosure, then it can take even longer as you sit around waiting for the bank to make the final decision. Be patient. The more thorough you are when shopping for a home, the more satisfied you'll be in the long run.

  1. Don't Jump at the First One You Find:   Looking for and ultimately buying a home is a very emotional decision. If you think it might be the one for you, talk to your real estate agent first and then review your must-have checklist one last time before going ahead to place a bid. I say "75 to buy", meaning a prospective home should have at least no less than 75% of your needs and wants to make it worthwile to offer on.

  2. Consider the Good and Bad:   Most properties need at least a few improvements. Almost any property will need a few upgrades. Even a brand-new home needs to be landscaped and has things added to make it feel like home. Sellers are becoming wiser about making cosmetic changes that will make a property look more appealing to buyers. Make sure to scrutinise it, as there will likely still be things you want to change. Before you place your bid, compare the cost of the changes and repairs to the sale price and determine if it is worth it for you.

  3. Get the Money Stuff in Order:   Getting your financing options organised before you hit the pavement or even start searching on Toronto MLS or to buy makes the search much more manageable and increases your offer night success. You'll know for sure how much you can afford and budget for a home. Make sure you have saved enough for a down payment and then talk to your bank about getting preapproved for a loan. The loan officer will be able to estimate your monthly payments based on the amount you want to borrow.
