5 Ways Air Conditioning/Heating Units Can Impact the Sale of Your Home

Serious home buyers probably won’t prioritize your HVAC system the first time they visit your home, but it will rise in importance as their interest in it grows. The temperature of your home when they visit, the condition of the equipment and its age could impact the sale.

1. Keeps Your Home Comfortable

No matter how much energy conservation you practice, keeping your home uncomfortably cold in the winter or warm in the summer is not a good idea. When a prospective buyer is touring your home, it’s a good idea to keep the temperature within healthy ranges.

2. Mortgage Qualification

If you’re lucky enough to have a high-efficiency HVAC system, the buyers may qualify for an energy efficient mortgage (EEM). EEMs offer many advantages, one of which is more natural qualifying standards. Since the buyer’s energy costs will be lower with a high-efficiency HVAC system, the lender is more willing to offer them a more substantial mortgage because they will have more disposable income. Easier qualification increases the size of the buyer pool, which may make it easier to sell your home.

3. Lower Energy Bills

The age and condition of your HVAC system will likely be one of the first features of your home a potential buyer considers. The U.S. Department of Energy reports that heating and cooling use approximately half of the typical family’s energy budget each year.

Unlike some home appliances, HVAC system energy efficiency tends to decline with age. Newer, more energy efficient HVAC systems that are appropriately sized use less energy and provide more comfort than older, aging equipment. When Classic AC Service installs your equipment, its capacity will be carefully matched to your home to give the most durable and comfortable performance possible.

4. It's Maintained and Dependable

Homeowners who keep the maintenance records for their HVAC systems can show them to the real estate agent or visitors. A system that receives routine service will perform better, use less energy and last longer. It’s far less likely to break down suddenly, especially during weather extremes when it’s most needed.

5. Transferable Warranties

Many HVAC manufacturers provide warranties that cover the cost of the parts for ten years and the labor from one year to several. Having a transferable warranty that covers the HVAC system gives the buyers a sense of security since any unforeseen problems with the system will be included.

Because the HVAC system is the appliance that keeps the home comfortable, it is an essential element for home buyers. Before putting yours on the market, make sure it’s in the best condition possible, and that you have gathered the paperwork, you’ll need to answer any questions.
