PROPERTY PERSPECTIVES #034: Convert Your Basement into *Livable Value-Added Space.

Rec-Room/Living Room:  A recreation room is one of the most popular and more economical uses for a finished basement. The extra space could be a playroom for kids, an adults-only living room retreat, a she-cave, a man-cave, or a home theatre. Couches for plenty of seating, a big television, pool or games table, are right at home in the basement. When it comes to flooring, opt for family and pet-friendly materials that are practical and easy to clean.

Home Office:  You can make use of small or large spaces with a home office. I enjoy working from my basement home office. I feel removed from other enough from distractions to work and focus but also enjoy being able to multi-task on domestic chores as needed. Make sure you have as much natural light as possible, otherwise lots of soft, adjustable, lighting.

Extra Bedroom:  Obviously, a great use of space is to convert your basement into an extra bedroom. And while the shape and size of a typical East York basement will vary, you can usually pull together a comfortable space for a spare bedroom. Start with thoughts about how often the room will be used; whether it will be put to use occasionally through the year, or regularly by a live-in occupant.

In a smaller space, consider a platform bed with drawers and make use of walls with shelves and hooks. For a larger space, fill the extra space with a seating area, reading nook, small desk or guest TV area.

Dedicate some space to build a suitable closet or consider creative, open closet ideas that make use of floor and wall space.

Efficiency Apartment:  With rising costs of living and a hot rental market, an excellent renovation idea is to convert your basement into an efficiency apartment. Sharing your home is, of course, as much a lifestyle choice as it is an economic one.

Consider adding a separate living space with a small bathroom and kitchenette that has been finished, wired and plumbed with permits to city code*. An efficiency apartment is not only useful for teenagers, visitors or renters, but the extra amenities and income potential (if *legally retrofitted) add value and utility to your home.

Overall Design Tips: Stay away from overhead fluorescent lighting, which can feel clinical and offers limited control. Dimmable LED pot lights give you comfort and control. Think light and bright when it comes to flooring and paint. Use accessories, window coverings, upholstery, bed linens to add pops of colour. Minding your budget? Consider painted or coloured concrete, with throw rugs where you need something plush and comfy.

Converting your basement into a livable space is an exciting and lucrative home improvement project. There are so many things you can convert your basement into; the biggest challenge is figuring out which use of the space is best for you.
